SAN MIGUEL DE ALLENDE IS REALLY “HOT”!


Many of my clients are just turning 50’ish and, kids grown (or not), are considering their next step in life. They want a second home where they can spend some of their leisure time or an interesting, fun place for their retirement. I just returned from San Miguel de Allende on a house hunting mission for them.

The housing market in San Miguel de Allende has been booming. However, you can still pick up some nice bargains in all price ranges. If you don’t want to use your home full time, the vacation rental market is very good. Most homes are sold furnished, so you can move right in or rent it out. You can own property outright in San Miguel with no strings attached. Property taxes are very low.

San Miguel has it all. It is a beautiful, clean, colonial Mexican town with the perfect mixture of sophisticated Mexican and International culture and the typical indigenous culture of “Old Mexico.” For many, many years a magnet for talented artists of all sorts, it now attracts interesting people from all over the world who have helped to make San Miguel de Allende what it is today. The Art Institute, the language schools, the many fine restaurants, lovely colonial homes and temperate climate make this a stimulating and comfortable place to live.

San Miguel de Allende is only a 3-hour luxury bus trip from Mexico City (about $30) with all of its incredible monuments and sites—Chapultepec Park, the Museum of Anthropology, Frida and Diego’s home in Coyoacan, the floating gardens of Xochimilco, the pyramids of Teotihuacán. One can find very nice and convenient hotel accommodations through expedia.com and other online sources for from $50-$75 per night.

Nearby are Dolores Hidalgo and Guanajuato, two other historical colonial towns as well as many hot springs for relaxation and bathing. The incredibly beautiful beach resort of Zihuatenejo is only a 6-hour car trip away. And buses, planes and good highways take you in no time to Guadalajara, Puerto Vallarta, Manzanillo, anywhere you want to go.

Here are some homes I saw while in San Miguel that particularly appealed to me. They are in the lower price ranges, however you can spend as much as you want in San Miguel from $100,000 to millions.

This 3 Bedroom/3 Bath home features indoor/outdoor living at its best. The patio, off the kitchen/dining area looks up the lovely staircase leading to 2 master suites. The roof terrace has full bedroom or art studio with full bath. Features fireplace in living room and one of the master suites as well as beautifully tiled bathrooms and kitchen. Lots of flowing living space. All this for only $319K. Excellent location. This is an excellent buy and won’t last long!

Nearby is a very cute “pied a terre” at $230K. With 2 bedrooms or one plus office, 1.5 baths and lovely roof deck with fireplace and studio, it is a perfect place to just “drop in” for R&R or rent to vacationers.

If your looking for an investment to keep you a bit busy and get some income, here is a charming, small bed and breakfast which could easily produce a positive cash flow. It is reasonably priced and almost always booked. 5 rooms, two baths, open kitchen and garden. One room could become owner's unit with the addition of a second story - not difficult to achieve in San Miguel. Asking $249K.
